About this video
In this July 2026 video, Tom breaks down the June 2026 Toronto and GTA housing numbers, including sales, new listings, prices and months of inventory by property type. It helps buyers and sellers see how freehold homes and condos were behaving as two very different markets.
Key points
- GTA sales in June 2026 were 6,770, up 9.4% from June 2025 and the fourth month in a row of higher sales, while new listings fell almost 13% and overall prices were down 4%.
- By property type, detached homes were up slightly, semis down about 1%, townhouses up 1.5% and condos down 9%, with condos making up about 70% of inventory.
- In the city of Toronto, semi detached homes were the most in demand with 2 months of inventory, selling at 105% of asking in an average of 17 days.
- Condo apartments had 4.8 months of inventory and sold at about 97% of asking in 38 days, and Tom says a condo approaching 35 to 40 days unsold is probably priced wrong.
- Tom believes the gap between today’s sales and pre pandemic levels largely reflects investors sitting out, leaving a market driven by end users.
Questions answered in this video
Is the Toronto housing market recovering?
In this July 2026 video, Tom says sales were rising and new listings falling for four months, but he tempers expectations. That trend would need to continue for a year or two before overall prices might start increasing, and the large number of condo listings could make it take a long time.
Why are freehold homes doing better than condos?
Freehold homes, especially in good locations, have much lower inventory, and semis and freehold townhouses were in seller’s market territory. Condos have far more listings to choose from, so there is more room to negotiate and prices kept falling.
