Pick your details below for an instant read on the Toronto condo market, based on 2026 MLS® sales.
i
How the sell rate works. It's the number of sales in 2026 divided by the number of new listings in 2026. A new listing can be the same condo listed more than once (for example, if it was taken off the market and relisted), so the share of individual condos that actually sell is higher. Across Toronto the sell rate is 33%.

Tenanted condos take longer to sell. The buyer pool is smaller, because many buyers want to move in themselves. That mostly leaves investors, who are buying for the rent.

Each district is broken down by bedrooms or by parking, but not both together or by size, so these are shown separately.

What sets the condos that sell apart
Almost half of the condos listed in Toronto this year (48%) came off the market or expired without selling. These three things make the biggest difference.
Presentation
Buyers have plenty of choice, and most decide which condos to see from the online photos. The ones that sell look bright, clean and move in ready from the first picture.
Declutter, stage, fix the small things and invest in professional photos before you list.
Occupancy (who's living in the condo during the sale)
37%sell rate, vacant condos
19%sell rate, tenanted condos
Vacant and owner occupied condos sell about twice as often as tenanted ones. Tenanted units are harder to show, and many buyers want to move in themselves.
If you have a tenant, plan the timing and showings with your agent before you list.
Pricing
97%typical sale price vs asking
48%of listings expired or were pulled
Buyers aren't paying over asking. The condos that sell are priced in line with recent sales from day one. Overpriced listings sit, collect price cuts or expire.
Price off what has actually sold nearby, not off what's still for sale.
