Navy line: new permanent residents admitted to Canada each year (IRCC). It's a national figure used here as a demand signal — the Toronto area takes a large share of arrivals. Note that the recent surge was even larger once temporary residents (students and workers) are counted, which permanent-resident numbers leave out.
The average price is every sale that year averaged together — a different measure than the benchmark above, since it swings with the mix of homes that sell. Homes sold is the yearly transaction count — the market's pulse. Watch them split after 2021: prices held high while sales fell off a cliff. Hover any year for both.
